The answer is not always sitting behind the stain. Damp can show up in surprising places, and the smallest details around the patch often tell you more than the mark itself.
Before you paint over it or start planning repairs, it is worth finding out what your wall is really reacting to.
Damp Patch on Wall but No Leak: What Could Be Causing It?

A damp patch on a wall with no obvious leak can come from several sources. The strongest clues are usually its location, when it appears, how it changes, and what sits behind or around that part of the wall. RICS recommends tracing the source of excess moisture rather than assuming the type of damp from appearance alone.
Possible causes include:

Context matters. A patch that becomes more noticeable after heavy rain points towards a different investigation from one that repeatedly develops behind furniture on a cold external wall.
Moisture can also travel through porous masonry and concealed parts of a building before becoming visible. The stain you find indoors may therefore mark where the moisture surfaced, not where it first entered.
Hidden Plumbing or Heating Leak
A concealed leak becomes more plausible when the damp patch keeps appearing during dry weather or gradually spreads without any obvious link to rain.
Pipework from bathrooms, radiators, boilers and household appliances can all leak out of sight. WaterSafe also lists damp patches, staining, mould and unexplained loss of pressure among common warning signs of hidden leaks.
Look for patterns such as:

Do not expect the leaking pipe to sit directly behind the stain. Water can spread through surrounding materials before it reaches the visible surface, so timing and location often provide better clues than the patch alone.
Condensation and Thermal Bridging
Condensation can leave a wall looking damp even when no water is leaking into it. It forms when humid indoor air meets a cold enough surface and cools to its dew point.
Typical trouble spots include:

A thermal bridge can make the problem more concentrated. Historic England defines this as an area that transfers heat more readily than the surrounding construction, leaving the internal surface colder. Common examples include window reveals, structural junctions and breaks in insulation.
Higher humidity from cooking, showering or drying clothes can make condensation more likely in cold weather. Moisture may also form inside the wall construction itself, known as interstitial condensation, rather than appearing only on the surface.
Penetrating Damp From Outside
Penetrating damp happens when rainwater gets through a defect in the roof, wall or another external part of the building. RICS gives broken roof tiles and failed window sealant as typical examples.
Check outside for:

Rainfall can give you an important clue. If the patch darkens or spreads after heavy rain, external water ingress deserves closer attention, although that pattern alone does not prove penetrating damp.
Start by inspecting the outside at roughly the same height as the indoor mark, then look slightly above and around it. Water can move through masonry before appearing internally, so the entry point may sit some distance from the visible patch.
Rising Damp, DPC Problems and Salts
A damp patch near floor level can suggest rising damp, but it should not be diagnosed from location alone. GOV.UK notes that rising damp is often misdiagnosed, so other low level moisture sources still need to be ruled out.
Look for a combination of signs:

Damp is strongest near the base of the wall and reduces with height.

A tide mark or deteriorating plaster appears low down.

Skirting boards begin to decay.

White salt deposits develop on the surface.
The DPC may be absent or damaged, but it can also be bridged. Raised paving, soil, render or other materials can let moisture bypass an otherwise intact barrier.
Salts need careful interpretation too. Moisture moving through masonry can carry soluble salts, while evaporation may leave efflorescence behind. Hygroscopic salts can later absorb moisture from humid indoor air, making an old damp area appear active again. Salt deposits can support the diagnosis, but they do not prove rising damp on their own.
How to Find the Source of a Damp Patch When There Is No Visible Leak
When the source is not obvious, avoid judging the problem from one stain or one moisture reading. Look at five things together: location, timing, appearance, what sits behind the wall and how the patch changes.
Where Is the Damp Patch?
Position gives you a useful starting point.

Bottom of a ground floor wall: Check ground levels, DPC bridging, drains and nearby plumbing.

Middle of a wall: Consider concealed pipework, penetrating moisture or a cold spot.

Near the ceiling: Look towards the roof, guttering, plumbing above or an upstairs bathroom.

Around a window: Check condensation, cold reveals, seals and sills.

Behind furniture: Poor airflow and a cold external wall become more plausible. Oxford City Council notes that condensation commonly develops in corners and behind furniture where air movement is limited.

What Does the Patch Look Like?
Appearance can narrow your search, but it cannot diagnose the cause by itself.
Black spotting often accompanies condensation on cold surfaces. Brown or yellow staining may follow water ingress. White crystals suggest soluble salts, while a low tide mark deserves further investigation for ground-related moisture. Bubbling paint simply tells you moisture is affecting the finish.
What Is on the Other Side of the Wall?
Now check what you cannot see from the affected room.
A shower, bath, toilet, sink, dishwasher, washing machine, boiler, radiator, soil stack, chimney or roof space on the opposite side can immediately change the direction of your investigation. Hidden plumbing leaks can produce staining and peeling finishes long before the actual pipe becomes visible.
Monitor the Patch Before Repairing It
A simple record can expose a pattern:

DIY checks can help you spot a pattern, but no single test can tell you exactly why a wall is damp.
A moisture meter is useful for comparison rather than diagnosis. Electrical readings can be influenced by salts, conductive materials and condensation, so one high number does not automatically prove an active leak. Historic England recommends interpreting moisture data alongside the building itself and the wider moisture pattern.

Thermal imaging can reveal cold areas, thermal bridges, heating pipe routes and places worth checking more closely. It detects temperature differences, not water itself, so a cold patch still needs further investigation.
A plastic or foil test may offer a rough clue about surface condensation, but it cannot reliably separate rising damp, penetrating damp and concealed leaks.
What to Check Before Treating or Replastering a Damp Patch
Treating the visible mark before finding the moisture source can leave you with the same problem a few weeks or months later. Paint may stain again, plaster can deteriorate and mould may return.
Before repairing the wall, check:

If the patch keeps spreading, plaster is breaking down or several causes still seem possible, get the source properly assessed before sealing or replastering the wall.
When Should You Get a Professional Damp Survey?
A professional damp survey becomes useful when the evidence stops pointing in one clear direction.
Consider arranging an assessment if:

A good survey should investigate where the moisture is coming from, how it is moving through the building and which defects are contributing to it. The diagnosis should come before the treatment recommendation.
That matters most when several moisture mechanisms overlap. Without a proper investigation, it is easy to repair the visible symptom while leaving the actual cause untouched.

Can a damp patch be caused by condensation rather than a leak?
Yes. Condensation can create a damp patch when warm, humid indoor air meets a cold wall surface. It is especially common around windows, external wall corners, behind furniture and in rooms with poor airflow. If the patch is worse in cold weather and there is no clear link to rainfall or plumbing use, condensation becomes more likely.
Why is my wall damp after rain but there is no leak inside?
A wall that becomes wetter after rainfall may be affected by penetrating damp. Rainwater can enter through cracked render, failed pointing, roof defects, blocked gutters, damaged downpipes or faulty window seals, then travel through the building before appearing indoors. The visible patch may therefore sit away from the actual entry point.
How can I tell if a damp patch is rising damp?
Rising damp usually affects the lower part of a ground floor wall. Possible signs include a low tide mark, deteriorating plaster, peeling finishes and salt deposits. However, these signs do not confirm rising damp by themselves. Plumbing leaks, bridged DPCs, high external ground levels, drainage problems and condensation can also cause low level damp, so the moisture source needs proper investigation.
Can a hidden pipe cause a damp patch on the wall?
Yes. A concealed water pipe, heating pipe, waste pipe or appliance connection can leak inside a wall or beneath a floor without producing an obvious drip. Warning signs can include spreading discolouration, peeling paint, a musty smell or dampness near known pipe routes. The leaking pipe may not sit directly behind the visible stain because water can spread before surfacing.
Why does damp appear in the same place every winter?
Recurring winter damp often points towards condensation or a persistently cold surface. Colder weather lowers internal surface temperatures, so moisture in the air is more likely to condense on external walls, corners and areas with limited airflow. Poor insulation or a thermal bridge can make one particular part of the wall colder than the surrounding surface, causing the same patch to return each winter.
Can a moisture meter tell me where the damp is coming from?
No. A moisture meter can help map dampness, but one high reading cannot identify the cause. Salts, metal pipes, screws, conductive materials and surface condensation can distort some readings. Comparative measurements across different heights and nearby dry areas are more useful than relying on a single number. The readings still need to be interpreted alongside the building and moisture pattern.
Should I repaint a damp patch if the wall feels dry?
Only after you are satisfied that the moisture source has been dealt with and the wall has dried properly. A surface can feel dry while moisture remains deeper within plaster or masonry. Painting too soon may lead to staining, blistering or flaking. Once the cause is resolved and the substrate is dry, damaged finishes can be prepared and redecorated appropriately.
Why is there white powder on my damp wall?
White powder or crystals are often efflorescence, which forms when moisture carries soluble salts through porous masonry or plaster and the water later evaporates. Efflorescence shows that moisture movement has occurred, but it does not identify the source by itself. Some hygroscopic salts can also absorb moisture from humid air, making an old damp area appear wet again.
