As 2025 approaches, landlords and housing providers in North Wales face a critical deadline—compliance with Awaab’s Law, a new legal framework that mandates fast and effective responses to damp and mould issues in rented accommodation.
Introduced following the tragic death of Awaab Ishak in 2020, the law places clear responsibilities on landlords to act promptly when tenants report mould or damp concerns. But understanding what compliance means—and how to achieve it—can be complex. This post is here to help.
What Is Awaab’s Law?
Awaab’s Law will form part of the Social Housing (Regulation) Act 2023 and requires landlords to:

Investigate mould and damp complaints within 14 days 
- 
Begin necessary repair works within 7 days of identifying a problem 
- 
Complete the work within a reasonable timeframe 
It applies to all registered social landlords and council housing providers in England and Wales, including those operating in Wrexham, Flintshire, Denbighshire, Conwy, Gwynedd and Anglesey.
What Landlords in North Wales Need to Do
1. Assess Your Housing Stock
Ensure every property is inspected for potential condensation, rising damp, and penetrating damp. Older homes, especially in rural areas, may have poor ventilation or bridging plaster that increases the risk of mould.
2. Improve Ventilation Standards
One of the key causes of mould is a lack of ventilation. Properties should have working extractor fans in kitchens and bathrooms, trickle vents on windows, and where needed, supplementary systems such as Positive Input Ventilation (PIV) units.
3. Educate Tenants
Tenants should be given advice on how to spot mould early and what steps to take. This might include spotting signs of condensation or avoiding drying clothes indoors.
4. Keep Clear Records
Landlords must keep detailed logs of complaints, inspections, and remedial actions to prove compliance if challenged.
