Awaab’s Law: What Cheshire Housing Providers Must Do in 2025

From October 2025, all social housing providers — including councils and housing associations across Cheshire — will be legally required to meet strict new response times for damp and mould under Awaab’s Law.

Named in memory of Awaab Ishak, the two-year-old who tragically died due to prolonged exposure to mould in a social housing flat, the new law places a clear legal duty on landlords to act quickly, thoroughly, and preventatively when damp or mould is reported.

📜 What Is Awaab’s Law?

Under the new law, landlords must:

  • Investigate damp and mould reports within 14 calendar days

  • Begin appropriate repairs within a further 7 days

  • Complete all necessary works within a maximum of 21 days

  • Provide clear written communication with tenants throughout

  • Escalate persistent or complex issues with specialist assessment
