“We’ve just had a new patio put in… and now the wall inside feels damp.”
It’s a conversation we have regularly across Cheshire.
Everything looks fine on the surface — the garden has been improved, the outside space looks smart — but inside, something has changed.
-
Damp patches start appearing at low level
-
Skirting boards begin to deteriorate
-
Walls feel colder or slightly damp
What many homeowners don’t realise is that changes made outside the property can directly affect what happens inside.
At Weather Wise Solutions — a family-run damp specialist covering Cheshire — we often trace internal damp issues back to one key cause:
👉 External ground levels sitting too high against the property
🧱 What Are External Ground Levels?
External ground levels refer to the height of soil, paving, patios or driveways around the outside of your home.
Most properties are designed with a damp proof course (DPC) — a barrier within the wall that helps prevent moisture rising from the ground.
For the DPC to function correctly, it should sit at least:
👉 150mm above external ground level
This gap helps keep moisture away from the internal structure of the wall.
🚧 How Ground Levels Cause Damp
Problems occur when ground levels are raised too high.
This is common after:
-
New patios or driveways are installed
-
Garden landscaping raises soil levels
-
External paths are built up over time
When this happens, moisture can bypass the DPC.
This is known as bridging.
Instead of stopping moisture, the wall is now in direct contact with damp ground.
Over time, this leads to:
-
Moisture entering the wall
-
Damp patches appearing internally
-
Deterioration of plaster and finishes
🌧️ Why It Gets Worse in Wet Weather
High ground levels also increase the amount of water sitting against the property.
During rainfall:
-
Water saturates soil or paving
-
Moisture remains in contact with the wall for longer
-
Absorption into masonry increases
This is why homeowners often notice the issue becoming worse after heavy rain.
🧂 The Role of Salts
Where moisture has been present for some time, salts can build up within the wall.
These salts can attract moisture from the air, even when conditions appear dry.
This can make the damp feel persistent and difficult to resolve.
🔍 What We Look For on Site
When we investigate damp linked to ground levels in Cheshire homes, we carry out a full external and internal assessment.
This includes:
External Checks
✔ Measuring ground levels in relation to the DPC
✔ Assessing drainage and water runoff
✔ Inspecting patios, paths and landscaping
Internal Checks
✔ Identifying damp patterns at low level
✔ Checking for signs of salt contamination
✔ Assessing ventilation and internal conditions
This allows us to confirm whether bridging is present.
🛠️ How the Issue Is Resolved
The key to resolving ground level damp is removing the bridge, not masking the symptom.
This may involve:
✔ Lowering external ground levels
✔ Improving drainage around the property
✔ Creating a clear gap below the DPC
✔ Adjusting landscaping to reduce water contact
Once the wall is no longer in direct contact with moisture, it can begin to dry naturally.
⚠️ Why It’s Often Misdiagnosed
Ground level damp is frequently mistaken for rising damp.
The symptoms can look very similar:
-
Damp at low level
-
Blown plaster
-
Salt staining
But the cause is different.
👉 Rising damp originates from below the DPC
👉 Ground level damp bypasses it entirely
This is why a proper diagnosis is essential before any treatment is considered.

If you’ve had external work carried out and have since noticed damp internally, it’s worth checking whether ground levels are affecting your property.
In many Cheshire homes, the solution starts outside — not inside.
