Why Does Damp Appear Above The Skirting Board?

You notice a dark patch just above the skirting board.

The paint begins to bubble.

The plaster feels different.

Perhaps there's a white powdery deposit appearing across the surface.

And because the problem is at the bottom of the wall, the immediate conclusion is often:

"It must be rising damp."

But low-level damp is not automatically rising damp.

For homeowners across Manchester, moisture appearing above the skirting board can result from several completely different mechanisms—including bridging, external ground levels, leaks, salt contamination, condensation and historic moisture.

The location of the damp is important.

But the moisture pattern alone doesn't give us the diagnosis.


🧱 Why Does Damp Often Show Above The Skirting Board?

The bottom section of a wall is a complicated part of a building.

Depending on the property's construction, this area can contain or interact with:

  • The damp-proof course
  • The damp-proof membrane
  • Internal plaster
  • External render
  • Cavity insulation
  • Suspended timber floors
  • Solid floors
  • Skirting boards
  • External ground levels

It is also where internal finishes can sometimes bridge damp-proofing details.

So when deterioration appears immediately above the skirting, there are several things we need to investigate.


1. Could It Be Rising Damp?

Yes.

Rising damp is a genuine moisture mechanism.

It occurs when moisture from the ground moves upward through porous building materials by capillary action.

A functioning damp-proof course is designed to interrupt this movement.

Problems can potentially arise where a DPC is:

  • Absent
  • Ineffective
  • Bridged
  • Incorrectly positioned in relation to surrounding levels

However, the fact that a wall is damp near floor level doesn't prove that moisture is rising from the ground.

That's where proper diagnosis becomes important.


📈 Moisture Distribution Matters

When investigating suspected rising damp, we're interested in the distribution of moisture through the wall, not simply whether a moisture meter produces an elevated reading.

Questions include:

Where is the moisture concentrated?

How high does it extend?

Does the pattern change across the wall?

Are adjoining walls affected?

What is happening on the opposite side?

What are the external ground levels?

What is the wall construction?

The answers start building a picture of the actual moisture mechanism.


2. The DPC Could Be Perfectly Fine But Bridged

This is something homeowners often don't realise.

A property can have a perfectly functional damp-proof course and still experience low-level moisture problems.

Why?

Because moisture may be travelling around the DPC rather than through it.

This is known as bridging.


🏡 External Ground Levels Can Cause Bridging

Imagine a property where the damp-proof course was originally positioned correctly above the external ground.

Over the years:

A driveway is installed.

Then another surface is laid on top.

A flower bed is raised.

A patio is added.

Eventually, the external ground level is much closer to—or even above—the DPC.

Moisture can then potentially bypass the protection the DPC was designed to provide.

Internally, the symptom may look remarkably similar to rising damp.

But installing another chemical DPC without addressing the bridging wouldn't tackle the underlying problem.


3. Internal Plaster Can Bridge The DPC

Bridging can also occur internally.

Plaster should be appropriately detailed around the base of the wall.

If plaster continues down and makes contact with a damp floor or masonry below the damp-proof course, it can potentially provide a pathway for moisture.

Again, the homeowner sees:

"Damp above my skirting board."

But the problem isn't necessarily failure of the DPC itself.


4. Floor Levels Can Affect The Diagnosis

The relationship between the wall DPC and floor damp-proof membrane is important.

This becomes particularly relevant where properties have been altered.

For example, an older suspended timber floor may have been replaced with a solid floor.

Extensions may have been added.

Floor levels may have changed.

Different sections of the property may have been constructed decades apart.

The damp-proofing details therefore need to be considered as part of the whole building, rather than looking only at the affected plaster.


5. Salt Contamination Can Make A Wall Look Damp

This is one of the most important complications in low-level damp diagnosis.

Moisture moving through masonry can carry soluble salts.

Even after the original moisture source has been addressed, some salts may remain within the wall and plaster.

Certain hygroscopic salts can attract moisture from humid air.

The wall may therefore continue to:

  • Look damp
  • Feel damp
  • Damage decorations
  • Produce elevated electrical moisture-meter readings

even though the original moisture mechanism has changed or been resolved.


🧂 White Salts Can Provide Useful Evidence

Homeowners sometimes notice a white crystalline or powdery deposit around affected areas.

This is often described simply as "salt."

But not all salts behave in the same way or necessarily indicate the same moisture source.

Their location, distribution and type need interpreting alongside the construction and moisture profile.

Salt contamination can provide useful diagnostic evidence—but it shouldn't be considered in isolation.


6. Could It Be Penetrating Damp?

Absolutely.

Water doesn't always enter a building where the internal damp patch appears.

Low-level penetrating moisture could potentially result from:

  • Defective pointing
  • Cracked masonry
  • Damaged render
  • Leaking downpipes
  • Overflowing gutters
  • Failed external seals
  • Poor drainage
  • Splashback
  • Localised external defects

If the affected wall becomes noticeably worse after rainfall, that relationship is important.

The exterior needs inspecting before assuming moisture is rising from below.


7. Could It Be A Plumbing Leak?

A small plumbing leak can create surprisingly confusing damp patterns.

Potential sources include:

  • Radiator pipes
  • Heating pipes
  • Water supplies
  • Waste pipes
  • Appliances
  • Bathrooms
  • Kitchens

A slow concealed leak may spread through floors and masonry before becoming visible at the bottom of a wall.

This is another reason we don't want to decide the diagnosis simply from the height of the damp patch.


8. Condensation Can Occur At Low Level Too

Condensation isn't restricted to windows and ceilings.

The bottom of an external wall can sometimes be one of the colder surfaces within a room.

This may be particularly noticeable:

  • Behind furniture
  • Behind sofas
  • In external corners
  • Around poorly insulated areas
  • Where airflow is restricted

If the internal humidity is elevated and the surface temperature is low enough, localised surface condensation can occur.

Black mould growth can provide an additional clue that surface humidity is playing a role.


🌡️ Surface Temperature Is Important

A room might have a perfectly reasonable air temperature while a particular section of external wall is considerably colder.

That's why measuring only the temperature in the middle of the room doesn't necessarily tell us what is happening at the wall.

During a condensation investigation, we're interested in the relationship between:

Air temperature + humidity + surface temperature.

That helps us understand whether a particular surface is vulnerable to condensation or prolonged high surface humidity.


9. Is The Skirting Board Actually Damp?

Timber can provide additional evidence.

If skirting boards are exposed to persistent moisture, you may see:

  • Swelling
  • Distortion
  • Paint deterioration
  • Softening
  • Fungal decay in more severe cases

But damaged skirting still doesn't identify the moisture source.

The timber is showing us the consequence.

We still need to establish the cause.


10. What If The Property Has A Suspended Timber Floor?

This introduces another potential moisture environment.

Below a suspended timber floor should be a ventilated subfloor void.

If ventilation has been reduced or obstructed, moisture conditions beneath the floor can become less favourable.

Potential issues include:

  • Blocked air bricks
  • Raised external ground
  • Extensions interrupting airflow
  • Debris beneath the floor
  • Plumbing leaks
  • Standing water
  • Inadequate cross-ventilation

These conditions can potentially affect both the timber floor structure and the surrounding walls.

A low-level damp investigation in an older property should therefore consider what is happening beneath the floor as well as above it.


11. Why Decorating Doesn't Solve The Problem

One of the most common cycles we see is:

Damp patch appears → wall is painted → stain returns → wall is painted again.

If moisture or salt contamination remains within the wall, decorating only treats the visible symptom.

The same applies to simply installing waterproof coatings without understanding the source.

The first question should always be:

Why is this area becoming damp?

Only then can an appropriate repair be specified.


📟 Why A Moisture Meter Alone Can't Diagnose Rising Damp

Moisture meters are extremely useful investigative tools when they're used and interpreted correctly.

But a high reading at the bottom of a wall doesn't automatically prove rising damp.

Electrical readings can potentially be influenced by:

  • Moisture
  • Salts
  • Conductive materials
  • Different substrates
  • Construction details

The meter helps us identify patterns and areas requiring further investigation.

The diagnosis comes from combining that information with the building itself.

🛠️ How Do You Fix Damp Above The Skirting Board?

There isn't one universal answer.

The correct treatment depends on the diagnosis.

For example:

High external ground levels?
Reduce or appropriately manage the bridging.

Defective external masonry?
Repair the defect.

Plumbing leak?
Find and repair the leak.

Condensation?
Address the combination of humidity, ventilation and surface temperature.

Salt-contaminated plaster?
An appropriate plaster/remedial specification may be required.

Confirmed rising damp?
Appropriate damp-proofing and associated remedial works can then be considered.

The important thing is that the treatment should follow the diagnosis—not determine it.


⚠️ Signs Low-Level Damp Should Be Investigated

Consider arranging an assessment if you notice:

✔ Paint repeatedly bubbling above the skirting.

✔ Plaster becoming soft or crumbly.

✔ White salt deposits appearing.

✔ Skirting boards swelling or deteriorating.

✔ Damp becoming worse after rainfall.

✔ A persistent musty smell.

✔ Black mould developing at low level.

✔ Damp returning after previous damp-proofing.

✔ The problem spreading along several walls.

The pattern can provide valuable clues, but the underlying moisture source still needs to be established.


🏠 Why We Don't Automatically Call It Rising Damp

Because the homeowner doesn't need a label.

They need the correct diagnosis.

If external ground levels are bridging the DPC, installing another DPC doesn't solve the bridging.

If the wall is wet because of a leaking downpipe, injecting it doesn't repair the downpipe.

If hygroscopic salts are influencing the plaster, another moisture reading doesn't identify where the salts came from.

And if condensation is developing against a cold surface, waterproofing the wall isn't addressing the indoor environment.

That's why our approach is:

Inspect → Measure → Understand → Diagnose → Specify.
