Wednesfield homes and damp
Wednesfield was once known for trap making, and for coal mining until the early 20th century. Its centre is wrapped on three sides by the Wyrley and Essington Canal, opened in 1797 to carry coal into Wolverhampton. It became part of Wolverhampton in 1966. In the early 1950s the council built the Ashmore Park and Long Knowle estates to rehouse families from older housing in the town, and many former factory sites have since been cleared for new homes. So in a short walk you can pass older terraces, post-war council-built houses and recent estates, and each gets damp for different reasons.
Older terraces near the centre
The older houses around the High Street and the canal are mainly solid brick. Rain driven against a wall with worn pointing can soak through to the inside, and a damp proof course that has failed, or been bridged by a raised yard or path, lets moisture rise at the base of the wall. Old plaster holding salts from years of damp can stay damp-looking even after the cause is fixed, so it often needs replacing with the right plaster.
Post-war estates such as Ashmore Park and Long Knowle
Homes from the 1950s onwards are mostly brick with cavity walls. The problem we see most in them is condensation. Many have had new windows, doors and insulation, which is good for heating bills but leaves less airflow, so moisture from cooking, showers and washing settles on cold surfaces. Black mould on window reveals, bathroom ceilings and bedroom corners is the usual sign. Some of these homes also have cavity wall insulation that was added later; if it has become wet or bridged, it can carry damp across to the inside.
Newer homes on former industrial land
Newer houses are built to modern standards, but they still get condensation if extractor fans aren't used or trickle vents are kept shut. A new house can also take a while to dry out after it's built, and we sometimes find a gutter, a leaking pipe or a ground level problem rather than anything in the wall.
What we deal with
- Rising damp, confirmed with readings and a look outside before any work. See rising damp.
- Penetrating damp through brickwork, around windows and from blocked gutters and downpipes. See penetrating damp.
- Condensation and black mould in kitchens, bathrooms and bedrooms. See condensation and mould.
- Timber problems: wet rot, dry rot and woodworm in floors, skirting and roof timbers.
Putting it right
We fix what's causing the damp. Rising damp may need a new damp proof course and replastering, and every damp proof course we fit comes with a 20-year insurance-backed guarantee. Rain getting in is stopped outside. Condensation is handled by reducing moisture and improving ventilation, room by room. Timber is repaired once it can stay dry. You get a plain explanation before any work is booked.
The survey
We'll ask what you've seen and when, take moisture readings, check the outside walls, gutters, ground levels and ventilation, and look at any timber close by. If work is needed, you'll get a written quote. Most surveys are free; the paid ones are the Home Buyer Quote at £349, the Full Damp & Timber Report at £449 and the Ventilation Inspection & Report at £349. For rented homes we arrange the visit with the landlord or their letting agent.

Questions we're asked in Wednesfield
We've had new windows fitted and now there's mould. Why?
New windows seal the house better, so moisture that used to escape through gaps now stays in. Using trickle vents and extractor fans helps, and sometimes extra ventilation is needed.
Is damp low on the wall always rising damp?
No. A raised yard or path, a leaking pipe, rain splashing back off the ground or salts in old plaster can all look the same. We check before recommending a treatment.
Can cavity wall insulation cause damp?
It can, if it has got wet or is bridged, but it isn't always to blame. We look at the pattern of the damp and the outside of the wall first.
Do you survey council and housing association homes?
We survey homes of every type. For rented homes, the visit is arranged with the landlord or their letting agent.
