Why Does Plaster Start Crumbling Near The Bottom Of A Wall?

You notice a little dust beside the skirting board.

Then the paint starts bubbling.

Eventually, sections of plaster near the bottom of the wall become soft, powdery or begin breaking away altogether.

For many homeowners across Manchester, the immediate conclusion is:

"I've got rising damp."

But crumbling plaster at low level doesn't automatically mean rising damp.

Moisture history, salts, previous repairs, inappropriate plaster, bridging and external defects can all produce very similar symptoms.

This is why a proper damp investigation shouldn't begin and end inside the room.

The exterior of the property matters too.


🧱 Could The Wrong Plaster Be Part Of The Problem?

Yes.

Plaster compatibility is particularly important in older properties.

Traditional buildings often manage moisture differently from modern cavity-wall construction.

Applying dense, poorly compatible materials to older masonry can change how moisture evaporates from the wall.

It doesn't necessarily create the original moisture source, but it can influence where and how moisture becomes visible.

Understanding what the wall is made from—and what has previously been applied to it—is therefore an important part of diagnosis.


🎨 Why Does It Come Back After Decorating?

Painting over damaged plaster may make the wall look perfect temporarily.

But decoration doesn't remove the underlying cause.

If moisture or salt contamination remains, you may eventually see:

  1. Discolouration returning.
  2. Paint beginning to bubble.
  3. White deposits developing.
  4. The surface becoming powdery.
  5. Plaster beginning to deteriorate again.

  • Ventilation
  • Temperature and humidity
  • Salt contamination

The meter forms part of the investigation, not the entire investigation.
