What Causes Wet Rot In Floor Joists?

A floorboard starts to feel slightly soft.

A section of the floor begins to bounce.

Perhaps there's a musty smell beneath the stairs, or somebody lifts a floorboard and discovers the ends of the joists have started to deteriorate.

One of the possible causes is wet rot.

Across Liverpool, we regularly inspect older properties with suspended timber floors where decay has developed beneath the floor completely unnoticed.

But wet rot doesn't simply appear because timber is old.

Wet rot requires moisture.

And that means replacing rotten timber without identifying and resolving the source of that moisture only deals with half of the problem.


🍄 What Is Wet Rot?

Wet rot is a general term used for fungal decay that develops in timber exposed to persistently high moisture levels.

Different species of fungi can cause wet rot, but they all have one important thing in common:

They require sufficiently damp timber to develop and remain active.

If floor joists are kept appropriately dry, wet rot cannot continue developing.

That's why moisture investigation is such an important part of any timber survey.


🪵 Why Are Floor Joists Vulnerable?

Suspended timber floors are common throughout older Liverpool properties.

Typically, floorboards are supported by timber joists with a ventilated void beneath them.

When functioning correctly, air enters through external air bricks and moves through the subfloor void, helping moisture evaporate and keeping the structural timber in suitable conditions.

Problems arise when that environment changes.


💧 Persistent Moisture Is The Key

Wet rot isn't simply an age-related problem.

You can have very old timber that remains structurally sound if it has been kept dry.

Conversely, relatively new timber can deteriorate if it's subjected to persistent moisture.

So when we discover wet rot, one of our first questions is:

"Why has this timber become wet enough to decay?"

Finding the answer is critical to the repair.


🚰 Plumbing Leaks Can Go Undetected

One of the potential causes of wet floor joists is a plumbing leak.

Leaks can occur from:

  • Radiator pipes
  • Heating systems
  • Bathrooms
  • Kitchens
  • Waste pipes
  • Water supply pipes

The problem is that much of this pipework may run beneath the floor.

A relatively small leak can therefore continue for a long time before becoming visible upstairs.

By the time the homeowner notices a problem, nearby timber may already have experienced prolonged wetting.


🌧️ Penetrating Damp Can Affect Joist Ends

Joists are particularly vulnerable where they meet external masonry.

If an external wall is experiencing persistent moisture from:

  • Defective pointing
  • Leaking gutters
  • Damaged downpipes
  • Cracked render
  • Other external defects

moisture can affect timber embedded within or adjacent to the wall.

This is why deterioration concentrated around joist ends deserves careful investigation.

The timber may be the damaged component, but the actual cause could be outside the building.


🌬️ Poor Subfloor Ventilation Can Increase Moisture Risk

Suspended timber floors rely heavily on adequate ventilation.

External air bricks allow air to move beneath the floor and help control moisture levels within the void.

Problems can develop when air bricks become:

  • Blocked
  • Covered by raised paving
  • Buried by external ground levels
  • Restricted by extensions
  • Obstructed internally

Reduced airflow can create a more humid subfloor environment and make it harder for timber to dry.


🧱 Internal Walls Can Restrict Airflow Too

Seeing air bricks on the front of the property doesn't necessarily mean the entire floor is adequately ventilated.

Air needs to be able to move through the subfloor void.

Alterations to the property can sometimes interrupt this airflow.

Internal walls, extensions and previous building work can create isolated sections beneath the floor where ventilation is significantly poorer than elsewhere.

That's why subfloor ventilation should be assessed as a system rather than simply counting visible air bricks.


🌧️ High External Ground Levels Can Cause Problems

Older properties often undergo decades of landscaping changes.

Driveways are resurfaced.

Patios are installed.

Paths are raised.

Flower beds are added.

Over time, external ground levels can become significantly higher than originally intended.

This may contribute to moisture problems around external masonry and can also partially or completely obstruct subfloor air bricks.

Both issues can increase the risk to structural timber.


💦 Standing Water Beneath The Floor Needs Investigating

Water beneath a suspended floor should never simply be ignored.

Possible sources include:

  • Plumbing leaks
  • Drainage defects
  • Groundwater
  • External drainage problems
  • Rainwater entering the subfloor

Even where the joists aren't directly sitting in water, persistent standing water can significantly increase humidity within the void.

The source needs to be established.


🪵 What Does Wet Rot Look Like?

The appearance varies depending on the fungus involved and the condition of the timber.

Possible signs include:

✔ Timber becoming soft.

✔ Loss of structural strength.

✔ Darkening or discolouration.

✔ Cracking or distortion.

✔ Localised fungal growth.

✔ Floorboards beginning to move or flex.

However, visual appearance alone shouldn't be relied upon to determine the full extent or type of decay.


👣 Why Does A Rotten Floor Become Bouncy?

Floor joists are structural components.

Their job is to transfer loads safely through the building.

As fungal decay breaks down timber, the affected section can lose strength.

This can result in floors becoming:

  • Springy
  • Bouncy
  • Uneven
  • Soft
  • Unstable

But a springy floor doesn't automatically mean wet rot.

Loose fixings, undersized joists, historic alterations and other structural issues can create similar symptoms.

Again, diagnosis matters.


⚠️ The Joist Ends Can Be Worse Than The Middle

A floor joist can look perfectly healthy across most of its visible length while being significantly deteriorated where it enters the wall.

This is particularly important because the joist end is where loads are transferred into the supporting masonry.

If moisture is concentrated at this junction, deterioration may remain hidden until the floor begins to move.

A proper timber inspection therefore needs to consider where the timber is supported, not just the easily visible middle section.


🍄 Is Wet Rot The Same As Dry Rot?

No.

Wet rot and dry rot are both forms of fungal timber decay, but they behave differently and can require different remedial approaches.

Correct identification is therefore important.

What they do share is a relationship with moisture.

When timber decay is discovered, understanding the environmental conditions that allowed it to develop is fundamental to achieving a long-term solution.


📟 How Wet Does Timber Need To Be?

Timber moisture readings can help establish whether conditions are suitable for fungal decay.

As a practical survey guide, we generally regard timber readings as:

0–16% — generally dry/safe

16–19.9% — increased risk requiring context

20% and above — sufficiently elevated to warrant further investigation

However, a single reading should never be considered in isolation.

The surveyor needs to understand why the timber is wet, how widespread the moisture is and whether the source remains active.


❌ Treating The Timber Alone Isn't Enough

Imagine discovering rotten joists beneath a leaking bathroom.

You replace the damaged timber beautifully.

But you don't repair the leak.

The new timber is then exposed to exactly the same conditions that damaged the original floor.

The same principle applies to penetrating damp, inadequate subfloor ventilation and drainage defects.

Timber repair and moisture-source control have to work together.


🔍 How We Investigate Wet Rot

"Which joists are rotten?"

🛠️ How Are Rotten Floor Joists Repaired?

The correct repair depends on the extent and location of the deterioration.

Possible remedial work may involve:

  • Removing irreparably decayed timber
  • Repairing or replacing joists
  • Repairing affected floorboards
  • Improving subfloor ventilation
  • Repositioning or installing appropriate air bricks
  • Resolving plumbing leaks
  • Correcting external moisture defects
  • Addressing problematic ground levels
  • Improving drainage

The solution should always reflect the actual cause identified during the survey.


🏠 Can A Suspended Floor Be Saved?

Frequently, yes.

Finding wet rot doesn't automatically mean the entire floor needs replacing.

If deterioration is localised, it may be possible to repair only the affected sections while retaining sound original timber.

This is another reason accurate assessment is important.

Removing structurally sound timber unnecessarily adds cost and disruption without improving the building.


🪵 Don't Ignore A Changing Floor

If an older timber floor suddenly feels different, it's worth finding out why.

Pay particular attention to:

✔ New movement or bouncing.

✔ Soft floorboards.

✔ Localised sinking.

✔ Persistent musty smells.

✔ Visible fungal growth.

✔ Dampness beneath the floor.

✔ Deterioration close to external walls.

These don't automatically confirm wet rot, but they're good reasons to investigate further.
